Project Overview
A forensic structural investigation was performed to assess water-related structural damage affecting a residential property. The objective was to determine the cause and extent of the observed deterioration, evaluate the condition of the affected structural components, and provide engineering recommendations for remediation.
Water intrusion had resulted in visible structural deterioration, raising concerns regarding the integrity of the affected framing and the potential for continued damage if left unaddressed.
Engineering Challenge
Unlike sudden structural failures, water-related damage often develops gradually and may remain concealed until significant deterioration has occurred. Prolonged moisture exposure can reduce the strength and serviceability of structural components while creating conditions that allow damage to progress unnoticed.
A detailed forensic investigation was therefore required to identify the source of the moisture, distinguish cosmetic deterioration from structural damage, and determine the appropriate remedial measures.
Engineering Investigation
The forensic investigation included:
- Detailed visual inspection of the affected areas.
- Documentation of structural distress and deterioration.
- Assessment of wood framing and other structural components.
- Evaluation of moisture-related deterioration affecting the structural system.
- Identification of the probable cause of the observed damage.
- Assessment of the structural implications of the deterioration.
- Engineering recommendations for repair and remediation.
Outcome
The investigation established the extent of the structural damage and identified the probable cause of the deterioration. Engineering recommendations were provided to address the underlying moisture issue, restore the affected structural components, and reduce the risk of future damage.
