Moisture & Thermal Imaging Investigation

Engineering-based assessment of concealed moisture and building envelope deficiencies

Hidden moisture, thermal anomalies, and localized building envelope deficiencies are often not visible during standard inspection. These conditions can lead to deterioration, loss of performance, and long-term structural or serviceability issues if not properly identified.

Loadcase provides targeted diagnostic investigations using thermal imaging, moisture measurement, and engineering assessment to identify and interpret concealed conditions within building systems.


Why This Matters

Not all building issues are visible.

Common concerns that may require diagnostic investigation include:

  • Staining or deterioration below windows or roof interfaces
  • Efflorescence or moisture-related deposits on masonry or concrete
  • Softening or breakdown of concrete or finishes
  • Persistent dampness or musty conditions
  • Suspected water intrusion with no clear source

These conditions often require more than a visual review to understand the underlying cause.


Important Note on Thermal Imaging

Thermal imaging is a useful diagnostic tool, but it does not directly detect moisture or confirm the presence of leaks.

Observed thermal anomalies may be influenced by:

  • Air leakage
  • Thermal bridging
  • Material differences
  • Surface conditions

All findings are verified through additional testing and evaluated within the context of building construction and behavior.

Unlike standalone thermal scanning services, all findings are interpreted by licensed structural engineers and evaluated within the context of building construction and performance.

    Identification of surface temperature variations and anomalies
